13th floor opens new models in palm beach county. Homes at Arbor Parc start in the $250,000s.
13th Floor Homes, the home-building division of 13th Floor Investments, in partnership with BTI Developers, over the weekened opened three model homes at Arbor Parc, a new gated community that will encompass 500 single-family lakefront homes and townhomes in the heart of Palm Beach County.
“With every project we undertake, our goal is to help fill a void in the market that has previously been left unmet,” said Stefanie Mogull, Vice President of Sales & Marketing for 13th Floor Homes. “Arbor Parc is achieving this through the delivery of well-appointed new construction homes at an attainable price point for everyone from young families to empty nesters.”
Home prices in Palm Beach County have reached a post-crash high, according to Realtors of the Palm Beaches. The median price of a single-family house sold in March 2018 was $348,000, a steady climb from February’s median of $345,000, and a 7% increase from March 2017. At Arbor Parc, homes start in the $250,000s.
The developer unveiled three single-family model homes: the Bristow, a 3 bedroom/2.5 bath with one car garage; the Costa, a 4 bedroom/2.5 bath with two-car garage; and the Seaside, a 4 bedroom/3.5 bath with one car garage as well as an upstairs and downstairs master bedroom.
“Arbor Parc is one of the few South Florida developments where high-quality homes are selling below market-rate in order to bring affordable, home ownership to our community,” said Noah Breakstone, managing principal of BTI Partners, the parent company of BTI Developers. “We were fortunate to acquire the land during the recession and pass the savings to first-time homeowners so they can start building equity.”
Every Arbor Parc home is outfitted with more than $30,000 worth of included amenities such as granite countertops, stainless-steel kitchen appliances, wood cabinetry, brand new full-size washer and dryer units, hurricane-impact windows and doors, oversized kitchens, master suites and modern baths that are laid out in creative floor plans that complement today’s evolving lifestyles. For example, multi-generational households may select the Seaside layout upstairs and downstairs master suites.
The gated community sits on a 69-acre site that includes a 10-acre lake, three acres of green spaces, and a mile-and-a-half of dedicated bicycle paths –– combining family friendly appeal with easy access to urban conveniences.
Arbor Parc follows the record sales success of 13th Floor’s original Broward communities. Central Parc, the first of three residential communities 13th Floor is building in Tamarac, was completely sold out a little over a year after its pre-construction launch. Manor Parc and Hidden Trails, Central Parc’s sister communities, are also actively selling.
