BTI Partners Director of Acquisitions Josh Breakstone recently spoke with the Orlando Business Journal's Trevor Fraser about the search for large tracts of land to develop master-planned communities in Central Florida.
Despite a decline in overall Florida land sales, prices for 100-500 acre parcels increased by 12% in 2023, indicating growing demand for developable land. Josh emphasized how master-planned communities are becoming more popular due to their efficiency, with regions like Lake County experiencing significant growth. Developers prioritize land near utilities, highways, and employment centers, but face a delicate balance between land scarcity and home affordability in the evolving market.
"We really like to create a sense of place, which you need scale to do," Josh explained.
