BTI Partners CEO Noah Breakstone recently sat down with BUILDER Magazine for a conversation on Florida’s land development market. While acknowledging the challenges of limited lot supply in high-growth areas, Noah emphasized the importance of forward-thinking strategies to meet the growing demand for affordable housing.

He outlined BTI Partners’ approach, which includes increasing density through smaller lot sizes and targeting regions with strong job and population growth. Noah also stressed the need for continued collaboration between the private and public sectors to streamline approval processes and support housing attainability.

“I think it’s a work in progress. Florida has been very active in trying to solve these problems. A lot of [other challenges are] impact fees, permitting, and processing time,” Noah said. “Just imagine if we could turn on the fire hose a lot quicker and it wouldn’t take a master plan community between three or four years to activate [and] instead we could turn it on in six months. It would have a tremendous amount of benefit.”
